Good morning, COSA,
Greetings from farm and ranch country in Boulder County. Background: Agriculture – Boulder County
I’m reaching out with a couple of questions related to agricultural leases and would appreciate any insights or experiences you’re willing to share. Or if you might know of others who have dealt with these or similar issues you could connect me with.
- Agricultural Rent Adjustments During Drought
Given the historic drought conditions in 2026, does anyone have experience adjusting agricultural rent for leaseholders in a straightforward, fair, and equitable way? Our properties were affected differently depending on irrigation water availability, and we have both cash‑rent and crop‑share leases. I’m interested in how others have approached rent reductions or adjustments (or chose not to) when all operations are stressed but not equally.
- Succession Planning for Agricultural Leases
Does anyone have experience developing succession planning policies or processes for agricultural leases? Many of our long‑term leaseholders are reaching retirement and want to add their adult children or other qualified operators to the lease. We’re trying to balance the value of generational knowledge with ensuring fair land access opportunities for new farmers. I’d appreciate examples, challenges, or frameworks others have used.
